Property Maintenance

Ensure your property is well maintained before, during, and after tenant move out. Get recommendations on capital expenditure projects that will wow tenants and help you get maximum value for your property. A 24/7 property manager on call for serious maintenance emergencies.

Bookkeeping

Property management team includes bookkeeper who accounts for all funds and provides transparent access 24/7 through the owner's portal. View income, expenses, tenant deposits, payments received, delinquencies and more. Dedicated staff to answer any questions you have and provide information and insight into the financials of your property.

Filling vacancies

Licensed real estate agents follow up with interested tenants to make appointments to show the property. Agents show the property to potential renters and assist them in applying to rent the property. Once tenant is approved then a Lease Agreement is prepared and signed by the tenant, and a security deposit and rent payment is collected. The property management team walks the tenants through all the steps and schedules a meeting with the tenant on the move in date to inspect the property and provide the keys.

Legal Compliance

Per Nevada law the property management team satisfies your requirement to have an emergency contact within 60 miles of your property. Property management team follows NRS 118.A and works as your agent to guide you regarding compliance with the laws that govern landlord and tenant relationship.

Evictions / Delinquency

Property management services allow you to proactively collect delinquent charges, beginning with open communication with the property management team leading up to evictions, litigation, or collection efforts for seriously past due accounts.

Marketing

Present the property in a favorable manner, using technologies such as high resolution photography, drones, 360 degree virtual tour, video walkthrough, compelling property descriptions. Create a custom strategy to reach customers with marketing tactics which can include property websites, brochures, signage, open houses, community events, email campaigns, online real estate directories, listing services, and digital marketing on major consumer websites.

Tenant Screening

Tenants can apply to rent a property through the online application system, or they complete a paper application. An application fee is paid by the tenant and a credit check, background check, and eviction records check is completed. In some cases an additional application must be completed for an owner's association which must be approved by a board of directors of management of the association. In certain commercial properties or individual communities additional documentation may be required for the tenant to submit for review. If the tenant is approved, they are notified and a lease is prepared. If the tenant is not approved, then they are notified. Fair housing and equal opportunity laws to prevent discrimination are always strictly followed.

Inspections

Inspect the property at move in, move out, and periodically as needed during the tenancy. Inspection reports are created with photographs, written notes, and checklists using a cloud based software that shares the information with the property management team and the owner and can be accessed through the online account portal.

CIC Violations / Lease Compliance

If your property is located in a common interest community (CIC) like a homeowners association (HOA), condominium unit owners' association (CUOA), or commercial association any violations that are issued can be processed and handled by the property management team. If there is a violation of the lease resolution can be requested, and if further enforcement is needed notices can be sent and litigation can be started to ensure the terms of the lease are met.
